    Home Staging: What is it?

    Home staging is the act of preparing a vacant or occupied property for sale in the real estate marketplace. The goal of staging is to make a home appealing to the highest number of potential buyers.

     

    Staging vs. Interior Design

    Many people often mistake staging with interior design, labeling it as unnecessary or a luxury. Although there is no doubt that the two practices share commonalities, it is important to distinguish the differences. Staging requires the analysis of the issues or shortcomings of the property (from potential buyers' perspective), with the end goal of creating an impersonal atmosphere that attracts many and deters none. Interior design involves the design of a space that caters to the needs and taste of those that live there. Most importantly, Staging is about going in and understanding the space, understanding what is good, understanding what is bad and creating a design to emphasize the strengths and minimize the weaknesses of the home.

     

    Why is Staging Important?

    The process of selling or buying a home is possibly one of the biggest investment decisions anyone could make. How the property is presented and perceived should be given a lot of attention and consideration.

     

    Understanding what potential buyers most respond to when viewing properties is what sets your home above the rest. There have been many times that buyers are turned off by a property that is not visually appealing (ie. messy, cluttered with furniture, dirty, poor lighting, old furniture).
